Increased floor space

Replacing wall and floor mounted heating systems with under floor trench or radiant heating can increase the amount of lettable floor areas. The RICS code of measuring practice issues detailed guidance about systems which  take up floor space and may not be considered part of the lettable area.

Worked example

Replacement of a continuous perimeter heating system with ceiling mounted radiant heating in a five-storey commercial office building. Floor plate of 30m x 40m

A 90mm deep perimeter unit running around a building with a perimeter of 112m (discounting supporting columns) reduces the net internal area by 10.08 m²

Based on a rental value of £550/m² per annum, an increase in rental income of £5,554 per floor plate or £27,720 for the whole building is achievable.

This increased rental income will reduce the payback period significantly.
